Step 01. Identify your budget & timeline
It's important to head into the home search with a clear plan and understanding of what timelines and budgets you are looking at - this step enables you to keep as many things under control as possible.
Step 02. Select the right agent for your specific needs
This can be on both a personal and professional level. Finding the right person who has your interests in mind, understands your needs and situations, and can empathise and connect with you. Your realtor would be responsible for translating your vision into reality and getting the right person to represent you can save you hours of sweat and hard work.
Step 03. Craft a list of your needs, wants, and deal-breakers in a home
Think of it like setting up a mold of the final sculpture you are looking for - be as descriptive and carve out a list of must-haves and good-to-haves. consider location, amenities, square footage, beds and baths, etc.
Step 04. Select a lender & get pre-approved
If you've reached this step, our team of specialists can get you set-up with a lender that meets your needs.
Step 05. Start your home search
This will include both online and in-person action, finding the right listings, going to open houses - setting up the right searches and doing the right research. At this point, your agent on file would be sending you many listings and ideally, you would be seeing many houses that meet your requirements.
Step 06. Make an offer
The overall expertise and creativity of your agent will come into play as you make the best possible offer to secure your dream home.
Step 07. Inspect the home through a qualified professional
A home inspection examines the condition of the home. If you need an inspector, we'd love to get you connected.
Step 08. Apply for a mortgage
Once there is an executed purchase agreement, you will need to formally apply for your mortgage on the home.
Step 09. Appraisal of the home
An appraisal will be ordered by the lender to confirm that the property's value is equal to or more than the purchase price on the contract.
Step 10. Finalise title work
You'll get ample time to look over the final numbers and the paperwork you will be signing on closing day.
Step 11. Final walk-through
We'll walk through the home one final time before closing to make sure everything is as expected.
